However, management fees are cutting heavily into my cashflow, which isn't terrible as the market's appreciation has been solid. 

I'm heavily weighted into technology and cryptocurrencies and I'm looking into diversifying.

Because I was investing from a distance and didn't see the property in person, I relied to heavily on my realtor and later found out there was an electrical tower running behind my property which wasn't disclosed (a complete n00b mistake I am embarrassed to admit). 

From what I've picked up, can you confirm I'm understanding:In a nutshell: Wholesalers market themselves well to pick up heavily discounted property, which then they turn around quickly (for a profit markup) to another investor/buyer (potentially looking to renovate/flip it themselves)?

Wetlands are heavily protected in the U.S. and require permits if there will be any impact to one.

You need to consider the fact that they will likely be heavily damaged.Tenants will abuse the hell out of them so do not expect felt pads and lease language to be of any use..

I want to use my license as a means to make extra money, learn about the business from the inside,ultimately quit my day job, and eventually only use my license for my own investment deals.I think your decision should weigh heavily on your long-term and short-term goals and how you could potentially reach them with a given brokerage.

We have been marketing heavily, hitting the county probate list, tax delinquency list, inheritance list and have created an absentee owner and equity owner list as well. 

I believe they are top notch and geared heavily to building good solid agents.
