Have you been scammed into worthless Rich Dad Education advanced courses in Houston? 

It just strikes me as a scam to purposefully advertise "investment" seminars to people with bad credit and none of their own money.

Someone else, in their mind, has already taken the risk that you will fix it up and get it rented and that it will appraise for $150,000 when its done.As far as the bank is concerned, if you're doing a rate/term refi and not pocketing any cash, there's less likely a chance that you're running some scam with an appraiser to take off with a bunch of money. 

I always wish they just knew about Bigger Pockets before they got scammed into buying.Thanks and have a great weekend.

You might have missed recent FBI public service announcements concerning what they view as FC scams, helping people in a FC.

One might think "who cares, exposing the home to as many buyers as possible will increase my price as a seller," but many realtors are scam-artists and care more about getting paid faster than they care about another $10,000 in sales price (net ~$150 to the realtor - this was discussed in the book Freakanomics btw).

I am curious to see if anyone is willing to admit getting scammed or duped by either a Guru or anything related to RE investing products that did not turn out like advertised?

They are a SCAM.

any lender asking for more than a few hundred bucks up front is scamming you .. bottom line.. use a reputable lender the ones that @Tom Shallcross mentioned above I have used successfully.
