Something that has helped me is to step back from the numbers, look at the properties and try to visualize 10, 20, 30 years into the future.

He knew I was re-selling it to my buyers and was ok with it as long as he got his asking.

His stance is that there would be no point as any depreciation would just be carried forward to future years.  

I think she is fine with the mortgage being under her name as we can work with that, I just want to make sure the ownership is captured so there aren’t any title issues in the future.

Or allow them to break the lease with 30 days notice and then rewrite a new lease after she moves out?

My uncle told me I should go through escrow in the future to check for Liens, encumbrance, and title insurance; however I have not looked into what I need to do on my end now.
