@Richie Thomas most builders won’t sell to investors and cash flow would be minimal if at all for new builds.

This will depend on a lot of factors, I am seeing the floor rate at 6.75% with a heavy buy down and as high as 10% with heavy loan level pricing adjustments. 

I am new to real estate investing but am interested in fix and flip projects and building a rental portfolio.

Also thinking of buying a single family and then flipping it to a developer to tear down and build new multi-family that seems to be going up everywhere.Any advice is appreciated!

Might as well start looking for the word of mouth referrals for those now since you are going to build an empire.  

Purchase price: $200,000 Cash invested: $24,000 16 unit good bones building bought at an amazing price as an off market deal since it had many downsides but the downsides are just temporary.

Short of spending several years building experience with smaller deals, what would the folks on this board recommend?
