Disappointed with the news I started working through potential other options to get funding for the house.Eventually my parents offered to help me buy the house under multiple conditions basically boiling down to having a monthly fee and needing to repay them within one year.  

The good news is that we are not under any tight time constraints, the current owner is very easy to talk with and isn't tied to a particular outcome.

I believe now a tenant must have 3 violations in a 12 month period and need to evict only FOR CAUSE if they have lived there longer than a year.Today's news: I inherited a tenant a year and half ago that admittedly goes on and off legal meds and acts weirdly.

If you can even cash flow $100 a month by your second year holding that's even good news. 

The site emails the lease to the tenant and has them digitally sign it.
