I had a local website company build me a site for around 10k to handle customers renting the units online so I don't meet my customers and they get setup on a monthly auto billing. 

While clearly you can do it yourself (setup, design, lead pages and generation, search engine optimization, auto-email response), this is a lot of work.

You have to train your tenants to be good tenants.You can have the tenant setup an auto draft from their bank to yours.

Even my friends down in the Virgin Islands still reeling from Hurricanes Irma and Maria heard on their local news about our auto burglary epidemic!  

@Steven Gesis  I can't speak for others but we usually have a claim or two a year as we will have 200 plus properties on our insurance at anyone time.. so if its not hail in the deep south.. its tenant or some other issue.. or car running into it.. or who knows.but I make a claim on any event I think they will cover and if they cover it I pay the deduct.. ( we have high deduct because of our sheer volume of properties) but my rates have never changed..I think many fear this as they relate it to auto insurance..

which have auto on/off for nighttime.. thus they just are hardwired on with electric and the built in photovoltaic (sp?)

I would go with a US auto company in Griffith with all of the blue collar union folks you will likely be working with.
