And that is exactly why BP has been tremendously helpful, and i would like to go ahead and ask one little favour: I would like to purchase buy and hold properties with a positive cash flow and would like to invest out of state(given the high prices here in CA).

. * if I decide to go this route, I would need a realtor who 1) knows Tampa well, 2) who works with investors, 3) has lots of hustle and is responsive, but also has a HIGH level of integrity, 4) who listens well and doesn't waste their client's time showing them properties they know are higher than the client's price range, AND 5) has patience to walk a client through a deal where the client has an extremely demanding job.

If you want to go to other markets and make good returns I believe you will need to find someone there to work with, make offers under market, get the deal, and then find a PM company.

Local agencies often miss out-of-state information and those three (Transunion, Experian, and Equifax) are generally considered the most comprehensive and accurate.You don't have to go through them directly, though, many third parties pull their reports.

If someone did something to turn a bedroom into not-a-bedroom, and didn't tell the county, the appraiser is supposed to go off of what is physically present at the time of the appraisal.

If yes, you are welcome to choose one of the colors I matched up to colors used in brand new houses in my area....or use the colors as a spring board so as not to go too dark/light gold/gray.
