If it were me, I'd ask her to give her notice (it will be short of whatever your minimum is) and tell her that the day after she moves and you confirm that everything is in order (move out inspection, damages, cleaning, etc.) then you'll begin showing it to prospective tenants.

Tenant screening is covered by app fees and the additional profits from that should cover office supplies, etc. in my opinion.They have had one eviction since they purchased and decided to maintain a clean environment to have 2 cops live for free and thus have not had one bit of crime.

I'm not so sure if I should even consider it but it got me thinking about cats more.It sounds like these cats are declawed but 15 years old... all I can think about is those two trouble makers puking all over the place, but you can clean up puke.

With an 800 ft deep double lot & a huge barn in disrepair, it had two 3 bed/2 bath units but in pre '70's disrepair.I watched it drop to $69,900 & sell subject to financing which I knew it wouldn't pass.
