Even though you tried to do the right thing by handling the situation, even though they refused to allow u in to take action, it might be viewed differently in the court of law.

@Richard Sherman Thanks.Seller said he won't be available to go to the court, so I'll have to be present when he hangs the notice (equivalent to me hanging the notice).

Going through an eviction, taking them to court, managing people etc. was the best learning experience ever.

Their agent told me(listing agent) that if seller doesn't sign the release of EM to buyer, it will cost them a lot of time and headache while it goes to mediation/court and they can not relist the property until this is resolved.

We use cozy screening and don't really even need a SSN except if we were to evict and try to collect a judgement.Has anyone been successful in collecting a SSN number in court during the eviction/judgement process?
