I am generally a fan of being the rainmaker, but yes, I agree with you.

We all are big fans of the idea of, give me a big down payment, pay extra each month and I will give you at market priced option for two years.

I'm not a fan of loans like that because you don't have control (the bank does).

However, I'm a huge fan of house hacking as a means to getting started, especially when you're low on capital.

Other than that is sanding floors (they are hardwood), painting and adding lighting fixtures, fans, etc.For me to wholesale.....

But after studying those areas, I’ve found some properties that would work, but I am not a huge fan of moving out of state (but not 100% against it).

I'm a huge fan of investing but not if you're not ready.

I own only own 1 bundle of properties in an LLC with a commercial loan, and I’m not a big fan of commercial financing terms for residential real estate.

No way in hell was I going to pay that kind of tax....both Federal and State.I know based on reading some of your other posts that you are a fan of syndications for accredited investors.
