@Anna Milligan I would not eliminate the $35 application fee under any circumstances.I am sure experts in the Columbus market will chime in and let you know if the rent per month makes sense for the area.Maybe give a little more information about the bedrooms/bathroom breakdown, type of house, etc.

She may not know a new HVAC system costs $8,000, or kitchen updates might cost $12,000, or bathroom updates might cost $6,500.After knowing her motivations, and informing her, you'll know what would make her agreeable to selling to you.

The policy covers only legal liability for damages to the landlord’s property (covered losses include fire, smoke, explosion, water damage, backup or overflow of sewer, drain or sump, falling objects, riot, or civil commotion) up to $100,000.So when that tenants overflows the tub and nukes 3 bathrooms below it with water damage, that get's covered under their Tenant Liability Insurance to repair said damages.

Just realize, you're buying 4 units, so it's 4 full kitchens, 4 water heaters, 4 bathrooms, etc.. so just be ready for stuff to go wrong, and have good $$ available, and you're good!

Phillip:We use a variety of liquid, moisture, and humidity sensors with our building monitoring set-up to detect leaks (or when a bathroom fan or the HRV needs to be switched on) and have begun incorporating them into our renovations.That said, with the exception of humidistats on bathroom fans, the best offence we've found is prevention.
