Example if the last 6 months 3 of those months prices were flat but the last 3 sold prices were rising 3%, 4%, 5% then optimally waiting 3 more months might net you more or not have you bringing funds to closing.You need an in depth analysis of how your local market is performing to make the decision more clear for you.Hope it helps.

The type of house they seem to be buying in a few markets I'm familiar with (not Michigan) seem to be selected for resale, not top rental cash flow.Metro Detroit has stabilized economically but the job growth predictions are pretty flat.

The reason he wants the property is because it has an amazing view and is the last lot in the subdivision that is relatively flat and easy to build on, the other lots require a lot of site work.
