There are a few online rent collection services. 

No idea about CA but look online sure you can find out easily. 

I saw some brokers online (not the mls) were offering 1,5x the rent I used in my calculation.Though I'd think that was madness (it was approaching 1% then).

U can do that all on line ???

I am very interested in investing in REITs or in online crowd-funding projects to have as a good source of cash-flows, yet I cant seem to find an online broker or crowd-funding website that allows international citizens and international banks.

Thanks.My layman understanding (ie I'm not a lawyer and you should consult with one for any legal decision) is:If you transfer your property to your LLC, you need to get consideration for it (ie share, beneficial interest, etc...)Then you need to manage your LLC as a business separate from you (no commingling of asset, proper documentation of meeting, proper administrative chores, etc...) as failure to do so will probably pierce its veil of protection.Except for that, unless your transfer is reversed for other consideration (like fraudulent transfer to avoid an existing creditor), your LLC should provide you the inside and outside liability offered by the LLC in your State.

In Florida there is a very good book for DIY land trust by Mark Warda.There are also more generalist information that you can buy online.
