And depending on what you want it will run into a small air handler with a coil and fan, or if you choose a “mini split” there will be multiple line sets running to the “heads” basically the fan and coil all in one that mounts inside the room and looks very nice.Depending on the square footage and what the original heat pump was (air handler with duct work already installed?)

$/square foot and square footage is lower, so purchase price and repair costs are lower.

You have your construction costs per square foot based on current liveable square footage then you tack on your add on's.

In addition to optimal number of bedrooms, there is an optimal square footage for a rental house.Houses that are too large - 2,200 square feet and up, have issues. 

What do the fair market rents say with the additional square footage of a finished basement?
