I am going to list a few details for both from a real estate agent that I trust and she will be my property manager. she has been in the short term rental market for over 8 years and is recommended by friends. 1) Short term rental income (1478$/month)Furniture investment 6k$90$/nightThe average occupancy rate is 80% but could go as high as 98%.the management fee is 20% of the incomeUtilities and wifi fees are 250$Income = 90 $/night x30 nights x 0.8 (occupancy rate) x 0.8 (management fees) – 250$ (utilities and wifi)Income = 1478$/month2.

You can post the pictures without furnishings to see if you have any interest as a medium term rental on furnishedfinder.comJust indicate that when they rent it from you it will be furnished.You will have to pay their listing fee but it’s better than buying $6K in furniture without any demand.

Door is locked all furniture is out just misc. garbage on floor.... how do I move about moving on from the tenant and go in and remove the garbage and move on to marketing the property again?

If you can do it yourself it might work but remote management of a short-term rental scares me.2) There's a lot of additional expenses you don't have with traditional rentals like cable, internet, furniture, kitchen items, linens.3) To get high occupancy you need a good location which equates to a high sales price.4) It seems 10 times harder to find good contractors in vacation areas like that.

the tenants toss furniture, matress, etc to the curb site, the city cleans it up and charges you!!!!

For my surprise, even though the current price went up, they still use the original price. 2) The property is an apartment then I can’t do sprinklers, fence, deck, basement or garage also paint, floor, kitchen furniture are considered cosmetic.

They should also be able to coordinate the replacement of any worn-out furniture and handle insurance claims if needed.
