you are waaay more advanced in this game and i honestly don't care that i sound ignorant in this subject because i'm trying to learn, no same in this learning game at all!

I have cash but looking to use it for some needed repairs fir the subject property.

I know there are ways to finance these types of investments though hard money loans, private money, subject to and even more.

If you do that you will be subject to a deductible and it may effect your future rates.

I was thinking maybe I could do a subject to and then live in the property and slowly fix it up until it is in a good condition rent out. 

I am interested in hearing more opinions on this subject as I to am trying to decide if I should sell or rent out my pool home in Central Florida.

I was asked to come out to Australia to speak to groups in different cities on this subject because we have so many investors out of the country wanting to buy dealsI think it is interesting that I see so many local investors and other investors across the country on the fence, not sure, still waiting for the bottom to drop, doom and gloom etc.. basically either talking themselves out of doing a deal or doing analysis paralysis and the deal is gone before they even make a move.
