Preferably comparable year over year.I want a good general ledger with all activity for the year.I want a good Profit/Loss (Income Statement) with a good delineation of revenues and expenses broken out into a few categories.

=======Renter seems "inexperianced" in life.Nothing out of the ordinary for someone inexperienced in life.And not everyone is comfortable with electricity--even throwing breakers--but a $400 bill for a breaker flip might make them want to try to get comfortable (PM's handyman's time + PM's time charge for handling it).Coach the renter on how to be a good renter and Collect the rent.Stove knob broken, door lock not working on bathroom, leaking fixtures, ants (or other crawlies) inside the unit, wonky thermostat, warm fridge, ice maker broken, garbage disposal not turning, etc.. expect calls for these things--and provide good customer service for the renters money.Good Luck!

I'm projecting about $5k revenue a month conservatively with the current state of the property (needs upgrades/ repairs).

Every chair in the dining room was broken.

I'm planning on doing upgrades on the apt so there wasn't a huge rush to get the tenant out.I still should have made it 100% clear what was expected before the move out date.

Mainly focusing on the Howard Street Project- old outdated water lines - complete upgrade and the Deck Hill Water Tank, and additionally work on the Boone Municipal Complex.

I've come across a few interesting ones, but they are built in the 1950's, 40's and 30's.I know some of the things that I need to consider in these older properties when deciding what price to offer is potentially upgrading the plumbing, electrical, insulation, etc.So I wanted to get some feedback on how to get a sense on how to estimate the costs to repair plumbing and electrical?

We are looking for someone that can help us upgrade the property and also help us convert one of the units into an Airbnb fairly quickly.Any help would be greatly appreciated.

I am wondering should I plan my rehab budget around the amount of equity currently in the home with no upgrades?

However almost two months rent was not paid, no notice was given, lease was terminated and tenant left the property with all the junk & some broken furniture.
