I have been around Real Estate since 10 years old and over 9 years I haven't garnered a lot of knowledge, but the one thing I have realized is Real Estate Investing is basically simple as this.

I'm trying to "crunch the numbers" in regards to the tax repercussions of selling my rental, and doing a 1031.OR, moving back into it for 2 years and realizing the 250k tax break.Trouble is, I bought this as raw land 30 years ago, took 20 years to owner build it.

Quickly running numbers on deals from Redfin has me thinking I found a gem until I realize that I'm not including expenses for capex, vacancies, HOA, etc...

So, do you realize that conventional loans allow for 5% down? 

We realize that this is not the fastest way to get into real estate investing, but would allow us to take advantage of a hot market while living in a house versus an apartment. 

So many don't realize this loan product can be used to buy an STR, multiple STR properties. 

Simply tell the sellers agent, I am interested in the property but realized after running numbers again that my offer was too high for the condition of the property.

Realize that you likely can't get it all without paying more. 

I’ve realized that it is a good time to buy around here it’s just a matter of where and from who.

However, I just realized that since I've got about $200k saved up...I'm ready!
