I'm planning on doing as many 1 year turn around live-in rehabs as I can because you can really make a lot of money on those, as long as the market doesn't crash, and because I can use my VA benefits with them (it's nice not having to put any money down), but as soon as I am able to pull money out of my mortgage, I want to start doing flips as well.I've been trying to get started with REI for several years, but my biggest struggle has always been trying to find funds. 

I agree completely.That said, I'm struggling with this dilemma:I could give $50 this year, but if I do that, I can only give $50 next year, where as if I put the $50 into the business, maybe I could give $150 next year.

They are also struggling under the worst load of student loan debt ever.This generation is delaying marriage and children at a staggering rate.  

Hey @Michael Kreitzer this is a great question that many people struggle with and usually leads them to not doing anything.

Reason for that is not having any cash buyers and struggling to negotiate with homeowners.

Less headaches may just be a welcome thing for those of us struggling to manage a job and a portfolio. 

Due to my lack of experience in the real estate industry it's been a struggle to get private money lenders or hard money lenders to get my first deal off the ground.

I am currently struggling to purchase my my next investment property. 

You really seem to struggle with thinking outside the box.
