Hi everyone. My name is Eddie. I only started investing January 2014 when i purchased my first rental property. It is 1117 Sq. Ft. home in Deltona FL. Original purchase price at 61k or roughly 57 dollars a sq. ft. The home cost me 11k to completely remodel the home back up to code. The kitchen was opened up along with the bathrooms, flooring, copper, eletirc and windows being updated. The houses in Deltona near I4 fully fixed up go for 85 a sq. ft. with rehabs coming in at 35 a Sq. Ft. I currently have that home rented out at 895 a month. It took me two and a half months to fix up the house with about 85% of the work being done myself with a full time job. I am currently struggling to purchase my my next investment property. (I am having a hard time financing.) I am hoping to make it next into the Lake Mary or Longwood area then eventualy Miami. I am looking forward to talking to some of you all and hopefully maybe one day working with you. I am very knowledgeable when it comes out to pricing out job materials along with labor if needed. I am more than happy working on my own home which cuts out a significant amount of labor cost.
