( yellow letters , zip , driving for dollars , and etc ) Start compiling list of contractors, agents, title companies, hard money lenders, Home Depot/Lowes( itemize list of supplies costs ),and local banks ( refinance requirements ).

The tenant smoked in the unit (even though their original lease said no smoking), so it had to be repainted and several other smaller items needed repair.

This video showed a property in good condition but with 3 smoke detectors which the tenant removed in lieu of replacing the batteries.

Dave Stinnett My recent fire loss of a property similar to what you speak of could cost upwards of $30k to repair. al ot depends on what needs to be ripped out and replaced. this would require total rip out of inside walls down to studs in lower level and substantial clean up of smoke damage on upstairs bedrooms and bath.
