I don't know about your state, but in mine you have to work under a broker for at least 3 years before you can be your own broker, so you're only going to save the portion you'd pay yourself, i.e. the brokerage is going to get their cut plus whatever your office costs are.

What and who should i avoid-  I would say simply avoid overpaying for deals and resist the temptation of buying mediocre deals.Who should i know to find off market deal?

I would suggest buying replacement policies in the beginning and simply increasing the deductible to 2500, 5k and then 10k as you grow and can take on more risk.

That is the price you can wholesale for, so you need to offer lower than that for your cut of the deal.

If Mr Arsenault were to buy one of the many run-down student rentals in 'the 'nish' and simply paint, renovate the kitch & bath he could likely command a premium :)  It's actually quite a fun and vibrant town for its size!
