If you are interested in notes and loans, why not just invest in a note with your SD IRA vs buying a piece of real estate, and all of the headaches, restrictions, taxes on leverage, etc that come with buying RE with SD IRA?

Problem is that in Riverside County, this is a "HERO" program where the government fronts the money but then imposes $30k lien on your house, collected through tax bill.

On a big enough project, TIF can be part of the package sold to the lender to fund the remainder, but if you're talking coming with no funds, TIF is usually restricted to public or quasi-public goods - i.e. fixing streets, sidewalks, upgrading water lines, building facades, etc.

I believe if you have six or more mortgages on your name then cash out wouldn't work due to limitation imposed by Fannie.There is something else called delayed financing exception that doesn't have any seasoning period requirement  or other limitation, you can refinance immediately after buying and rehabbing the property.

Getting a commercial loan as residential lenders have tighter restrictions with seller financing in place, haven't found a bank yet who can do loans with seller financing on a traditional bank loan, have shopped over 20 lending options.

Ownership and debt are two different issues, though folks tend to think of them as inexorably linked - they're not.Two events happen at a closing (in a judicial foreclosure state):First, ownership is transferred.THEN, the lien is imposed for the financing.They both happen at the the same closing, of course.
