If you are truly acting as a real estate broker and bringing two parties together then IMO you would brokering real estate without a license.

The one I recently purchased will also work as a LTR, and numbers wise may actually make more sense.

They wrote up the LOI as a purchase with rehab with the designated rehab money going to the borrower for his cash out request.
