From my experience and knowledge, a property is based upon the APN # or Tax ID from local public records.

My understanding is that REIT's do not need to be public, but simply need to have over a 100 investors, distribute over 90% of their profits, and have no more than 5 partners owning more than 50% of the equity.

@Nicholas Miller   the owner is public record  just contact the owner direct... that's what I would do.If he says its under contract with someone else then there you go.
