They way it works with my guy is my attorney sends him the paperwork, amortization schedule, then at closing, that day or the day before he gives my attorney a bank draft per the closing statement, or money we have agreed on prior, i bring the balance owed.

So, give them 60 days notice and raise rent by $200 per month of they have to move out.... what every you want to do within the confides of the lease... so if there is no lease, I would give a lease YOU LIKE to the existing landlord, or specify the terms (6 months or 12 months, no dogs, charge for maintenance less than $50.. etc) so that the lease you get at the closing is the one that you want.So, it is not YOUR responsibility to bang on the door to get them to sign a lease, it is the current owners... it also sounds like you should use a lawyer in this transaction to make sure the paperwork is done correctly.

If so, you are at $65.5K as your max price, and your first offer should be 5-10% less than that so you have room to negotiate.So you are offering $60K for a house that the bank for in liu of $76K mortgage.. keep in mind that some of the $76K in the bank value is late fees and penalties that they are willing to give up, so they might bite on this, however offering less than their value means more paperwork for the bank people.
