I'd like to steadily increase the number of properties I own, but I do not have a defined pace at which I'd like to proceed.I live in Louisville, KY and my idea is to purchase 2-3 homes, each around the 35k-40k range and in need of no more than 15k in repairs/improvements per property.

They are still actively drilling but not anywhere near the pace of the boom when prices were up and everyone was rushing to get in.

As disheartening as it is to see properties listed day after day that don't meet your criteria, if you really are looking to grow in real estate at a rapid pace, you can't do that by investing in mediocre deals... you have to find the great ones.

I’m all team apperception, its the easiest path to wealth especially because one day when I’m old I want to sell off the properties stick my money into an index fund/bond whatever and be done, that said the appreciation we saw with rates below 4% for nearly 15 years isn’t likely to continue at the same pace and it’s not totally clear to me what markets will see big price appreciation next decade (I’d bet against the pricey costal markets that we’ve seen the last decade.)
