But even with the positive soil results, my fiancee still can’t get over the mining history in the area, and the impact that would have on daily living (always questioning the safety of local produce, our dog not able to swim in local waters, hesitance to plant a garden...etc.).So as for us acquiring this property for personal use, I think that’s probably out of the question.

The fees are notably higher from advertised if you want to use their app, which is BS, and their camera only works if there is internet available, which they misinformed me about when I called to ask before buying.

You're going to want to have a realtor pull rental comps to make sure you can get $1k each side.If you're not able to get the rents up significantly then the deal isn't worth pursuing in my opinion.Assuming you can raise to $1k each side then I would give the seller a few options like you mentioned.Pay "X" price if they carry the full note at 0% interest, "X" price if they carry at "X" interest, etc.But first you have to see if the owner is even open to seller financing.
