So, then you would need to find someone who's going to allow you to hang your license under them for basically no benefit to the broker.  

I could 1031 exchange 1 or more of the properties but also like the idea of hanging on to San Diego real estate.

I did not hang my license as of yet due to some circumstances but seeing that I will be moving to Orlando for 6 months to do an internship I would love to learn all I can about the area as well as network and potentially partner with some people to get a few deals under my belt.

If you flip and sell it the same year, just realize you won't have the same tax benefits if you were to hang on to it for a few years.
