I am anxious to watch your progress

Good morning folks :)This is both my first post on Bigger Pockets and my first foray into improving my financial literacy when it comes to real estate investing so please excuse my ignorance.I see opportunities everywhere (literally...at the grocery store, on craigslist, in my housing complex, etc)  and with my rather rudimentary understanding of the costs and risks involved they look profitable.

Morning Folks,I recently relocated back to NH after a career move to NYC for about 20 years.Since Feb I've been able to acquire 4 properties totaling 6 units.

Good morning,I live in a 3 unit house in queens and the building is regeristed in as mutli dwelling in nyc.

So I'll be the cold bucket of water this morning. 10 of the last 11 offers I've put in on MLS properties in the past 3-4 months, all of which were at or above asking, I've lost.  

So, I did research online on how to get rid of the stench[house needs new floors anyway] which I had confirmed by the sages of house renovation [ Home Depot employees] and,the next morning called the realtor and told him that we had changed our minds.The realtor said that since we had not immediately jumped on then deal that then other realtor had been angry and wanted further proof of finances.

I had the opportunity to speak with Brian this morning, and I'm very appreciative of his time, which was considerable.I have a unique situation, in that I am a licensed agent as well as having been an investor in the past.
