I’ve never thought commission should be a fixed rate, and I’ve never worked for brokerages that weren’t flexible, except my first one where I learned I never wanted to do that again.

He has owned this property since 1999 and still owes money on the mortgage and we are interested in learning of a way to benefit the both of us instead of me using an owner occupied loan. 

A couple of pieces of advise would be these items:1.

I just learned about a tool named RankBreeze as well (still waiting for them to fix my access), but I think it'll be great to compare changing the primary picture.

Learned a lot and feel as if I could learn a lot more from servicing loans (particularly purchase loans) but feel like I am making good connections in PM/RE at my current job.... 

Learned a lot but there is one thing I just don't understand. 

I can inspect it and pay someone to manage it but I am on a steep learning curve for building it.

Not allocating cap ex and maintenance because an item is not expected to fail soon is simply providing a misleading return estimate.  10% maintenance/cap ex ($132) is less than half of reality and maybe less than 1/3 of reality.
