I'd have half a month's rent (in sec dep) and only 15 days notice to evict the person and repair the unit.In Philly PA, the owner usually gets 3 months upfront - 1st, last and security deposit, so there's more flexibility.It's probably also different if you have the tools to take people to court to garnish wages for unpaid rent and damage judgements.

We might also look more closely at their credit report in such a case - if their score is low because of a medical bill from 6 years ago, or because they're a young college grad just starting a career and just don't have a lot of credit history, that's a very different scenario from someone who has 17 utility accounts in collections and a judgement from an apartment complex for skipping out on their last month's rent.

This is by far the best chance at getting the sale postponed.If this court date is for the judgement, you may still have enough time prior to the actual foreclosure but, you would need to pay the amount owed per the judgement in order to clear escrow.
