If I marketed the unit as 2BR and figured out how to deadbolt the gym room (thinking a remotely controllable lock w/audit logs), would I still need to be concerned w/personal liability from the locked room?

Three years and (almost) four properties later in Denver and I am financially independent. 

My wife and I are about to move into a parsonage (free housing) and will be in a wonderful financial position to really start working toward financial independence and early retirement (we are both 33). 

I have been building my investment portfolio over the last few years with the goal of reaching financial independence by the age of 35 (6 years from now). 

I would imagine a Zillow add would have had double the responses, based on normal CL vs Zillow adds on my SF rentals.Here are the rough #s:Land: 50 independent lots valued at about $500kWater sewer hookup fees: 500KRoads + Infrastructure: $750kTotal all in to get infrastructure ready: 1.75m for 50 lots on water/sewer...Then to roll the trailers in for rent/sale....Definitely a need for more affordable housing in the market, but just not sure if its a build it and they will come scenario....and how long to unload trailers vs. rentals

@Bryan MitchellHey Bryan,We used to be a farmers brokerage but gave up our book to open an independent insurance brokerage as farmers was not willing to write the risks we were receiving.

Some questions we are both asking each other are:If we do a flip together then we both make less than doing them independently.

If you remain consistent, by the age of 25, you'll have enough passive income to be financially independent.
