I am seeking reliable data and cannot solely rely on platforms like Zillow for this information.Thank you for any assistance you can provide.It's really best off to have an agent with access to the MLS to pull accurate data related to comps when underwriting a deal. 

This helps me with pricing, and I try to keep those prices current so I know what to expect when putting on a new roof, or replacing windows.  

If nothing else, offering a small reward like a gift card to their favorite restaurant (ask when they initially sign the lease) helps.

That can help give some guidance on what to expect for capex budgets.
