Owner financing will probably not work because you will probably not be able to have a clear title to the property.

You give $15k for a down payment, which the closing attorney / title company uses to pay off the bank. 

I joined bigger pockets to learn from people that have been successful in the buy and hold game and also because I have no idea where to start when it comes to doing background checks, marketing the property, and what I'm supposed to be tracking along the way. 

So if you take title to the property in the first exchange you can't later exchange the second property into it.However, if you can delay the purchase of the property so that it can fall after both sales it is a relatively simple process to combine the two 1031 exchanges. 

A lot will depend on how the title of the property is listed. 

Intimidation is the most valuable tool a landlord can bring to the game.
