Joshua- I have a feeling you're right about how much interest a chatroom would generate.

I create a lengthy and very detailed response listing everything I can think of that a prospective tenant would need to know about the unit and finish it off with please feel free to reach out with any questions, if you would like an application please reply back with your email.

Obviously, lowering the fee and raising the rate is an option but that feels a little bit like spinning my wheels.At some point, if I'm dropping my rates far enough to compensate for a high cleaning fee, we get into the conversation of "is it even worth it to rent it at this rate and risk property damage, 4 star review, etc".

Trying to figure out what their pain point is to see if terms might help. 

I feel this is too good to be true.

That makes sense, I feel like I have seen alot of heat around the sector between GPs and LPs so that is great knowledge to know to avoid that in the future.
