Problem is, I could only get about 12 numbers, maybe because everyone is using a cell phone and doesn't even have a landline, or their landline number is unlisted.

I am thinking that I can just take over his loan, have him pay closing costs, and we will soak up the rehab costs.Okay, I'm almost out of cell range and want to get this posted.

After all, my personal house had nearly doubled in value since purchasing it a year prior and I was feeling pretty fat about my new-found wealth.

I'm also far enough away (plane ride, not car drive) that if anything happened, it would be a call to my management co (for instance, if internet goes down, etc).I've been looking into Arlo Go (and/or Go 2) as it can run off a cell signal; wondering if that has worked well for others. 

As someone that has used the Realtor Association controlled MLS, I can say they would do a much better job.Most Realtors I know are only members of the Association because it is required for MLS access.If a company like Google does MLS and makes it open access to the public there is a logical next step.On vacant houses in particular, I can imagine a cell phone App used to control smart key boxes.

This indicates to me that there is a lot of fat that can trim, and while you can invest with no money down (read: other people's money), having a bit of your own makes life immeasurably easier.
