Putting together a portfolio of paying notes seems like an investment program, buying NPN seems like a business.While I mostly buy and syndicate performing notes, we do occasionally purchase NPN as well.  

But also let them know that, as long as its only occasional, if they have something special going on and want to use the backyard past 10PM, to just let me know ahead of time and I can usually work with that if it is on a Fri. or Sat. night. 

I like one year and have done the occasional two year upon renewal of a good tenant.

Other than that we just exchange a few pleasantries and an occasional I send her bonuses just to say how much I apricate her ( I factor this into my cleaning fee).  

We still have oh 50 to 80 junker lots in Lake county CA in our name.. and occasionally the tax collector will sell them and we get noticed and can apply for our overages.

Seeing how I occasionally assist them as he and his partners get their business of the ground, it would probably be wise for me to pass along this information.

I occasionally get pre-qualification notices in the mail.

Said differently, as an investor buying and selling for my own interests, it was burdensome and even occasionally confusing to the other party.You have to park your license at a broker. 

@Shawn Ackerman  not me   follow Joel Owens on this site he is the one you want to learn fromI am a developer /  builder/ lender  :)  I have not sold real estate retail in many years although we do help an occasional BP client buy here in PDX.. my wife is a broker she lists all our new constructions we are selling here in town..

I occasionally have someone try to negotiate but this is not something I am willing to budge on.
