In order to protect economic stability in such a hot vacation location there is extensive and strictly enforced leasing restrictions on the majority of SFRs and condos so AirBnB is not an option for many owners. 

Need to see UI benefits stop overpaying people, forbearance extensions stop, eviction blocks lift, foreclosures hit, to really see how markets are affected.

The buyers have given extensive ******** why they aren't in default, but at the end of the day they are.

I’ve completed new construction for multi-family and retail, retail renovations, building extensions and school renovations with one of my latest projects being a 24-story new construction rental building built to Passive House construction standards (it will be Passive House certified!).

Give them an extension, but stress that if it is not done by a certain date, you get all of your deposit back plus expenses (inspection, lawyer, etc) at that time.
