From personal experience - and despite numerous attempts of providing various evidence of another affiliate’s deception (using a kinder word here than in my correspondence with RWN) spanning a couple of years - it may take an act of God for RWN to sever ties with an affiliate.

They evidently had a bad batch come through last year and we were having about a 10% failure rate..The key to the smartkeys is they are not very forgiving if you don't rekey the "proper" way...

While I did not sign anything naming him as my agent (I've never done that in any RE purchase, at least here in Indiana), it seems pretty evident that it was understood he was my agent as well as the seller's agent.I plan to sit with the agent and managing broker at lunch today, share my concerns and thoughts, but NOT sign anything and simply tell them I need to look over it by myself at home.

You can inspect the property and look for evidence of smoking. 

That proved not to be the case, but decades of historical evidence should still hold at least partially true and show resistance, rather than immunity as previously believed.

Sorry you had to go through all that, I fully agree.. they are the absolute worst & their 10% is utter BS when it comes to them taking control your hard earned units, they refunded 1900( attempted to )when guests complained cleanliness issues, upon asking turns out that they had neighbours trash litter in their compound  shown as evidence !

Update: evidently within the past few days a group of investors have been buying up houses in Fernley with cash.  

Most judgement awards are because the Defendants like, alter documents and do other stupid things.About 15 years ago there was two separate lawsuits in two different states and the judges for both lawsuits said, "there is no conclusive evidence that mold is harmful to your health, in any way".Maybe that is hard to believe, but there is as many as 50 different types of mold in the air around you every day and mold has been around since the beginning of time.
