LL/T laws for every state are easily found on the internet, although I would check the local courthouse to ensure I have the most recent statutes.

Have you looked at the numbers closely to ensure cash flow..

Aside from that, Feb-27 is contract expiry.Shall I hire a lawyer to ensure that seller performs on the contract?

As of late, realtors and agencies are pushed to sign many people to ensure that they are working towards an end.

A good transactional lawyer could run a few scenarios by you to ensure that your intent is fully captured in the agreement. 

It is often easier in a balloon framed house to bring the attic into the conditioned space than try to air seal the tops of all the walls.However, if you do spray and insulate the underside of your roof deck in most any climate, but particular in a colder climate, you will also want to insulate the topside of the roof proportionately to ensure the roof deck remains in a narrow temperature band and you do not have condensation/moisture collecting in the roof deck.   

I was more of a GC on site, ensuring everyone was working when they said they would and always held them accountable to the dates agreed on.

This ensures that the tenant keeps the unit clean, etc and that they dont leave me a huge mess or worse.  

There is also nothing that prevents you from putting in your lease that an administrative fee is owed as well to cover your time (but i would check with an attorney local in your jurisdiction to ensure that is acceptable/allowable.)
