It sounds like liability is what you're worried about, and I think you might have zoning issues if you're talking about a corner lot with a dwelling too close to the road.

Besides the obvious reasons, a recent solid dink against Section 8 would be the current eviction moratorium on "covered dwellings" (Section 8). 

Once a renter in place i switch it to rental dwelling. 

The concept of an ADU is that it is an accessory dwelling on the Same lot as an existing home. 

Why build a new dwelling (at say 100K) when you can buy nice Brick existing dwellings in good areas for half the price.Under 50K as the rents will be the same.3 bed 1 bath = 750 pm (+/- 5%)3 bed 2 baths = 800 pm (+/- 5%)4 bed 2 baths = 900 pm (+/- 5%)

When discussing rent increases it can be an adversarial thing, but don't dwell on it.
