Additional, to the extent that your offer has other superior 'non-price' factors such as 'all-cash' (no financing contingency), large earnest money deposit (EMD), waive inspection (if you are comfortable with that) and possibly a quick close, sometimes you can swing the tide in your favor.

Another possibility might be adding additional sources of income - renting out the common space/room in the office if you have one, to the tenants for birthday parties etc, vending machines, coin operated laundry, pet fees, pet non refundable pet deposits.

For ours, we had to jump through so many hoops that we almost just gave up, with my husband's employer having to write statements about travel expenses being reimbursed, years of tax returns as we have rental income, letters of explanation for almost every deposit over months of statements, just an amazing amount of paperwork.

If we can get in the last few days of the previous tenants lease to start work..we promise to get out the security deposit asap rather then waiting the 29 days legally we are allowed to.
