To your point, I'm at the point where I do feel the need to diversify my income streams somewhat, and have already added a REIT to mix, and am beginning to incorporate a balanced index fund approach via Vanguard. 

@Ed Emmons I hope I'm not messing with proper protocol on this forum, but wanted to ask all of the Maine investors what they're thoughts are on mini split heating/cooling.We just bought a house in Winterport that we might be able to turn into a buy and hold; however, I've seen mixed reviews on using mini splits.

It will mix sfh with rental units.  

Maybe mix in sfr with duplex triplex, and if you feel comfy play around with 4 and above.

And I always see mixed reviews.  

I’m thinking all section 8 might work... but having a mix I think would drag down rental rates on the non-section 8 units.
