It's a 3 bed, 2 1/2 bath in a decent neighborhood, and I submitted an offer 5K over asking price (the market here is brutal and I keep getting beat out), as well as submitted a letter to the seller in hopes of making my offer stand out. 

I don't mind being stuck with a nice 3 bed, 2 bath single story tract house in a good school district.

SFH 4 Bed 3 Bath.The property can rent for $2400.I would need to rehab the property for 15K-20K.

Good size master bed and bath with 2 closets and whirlpool tub6.

I have owned a 3 bed home in the suburbs for 3 years and think it's time to own in one of the best cities in the world.

Preferably 3 to 4 units and 2+bed/1.5+bath units.

Alright, I've ranted for a while and probably typed way too much, but if you have read through all of this, and are not bored to death with my rhetoric, I would love to hear everyone's opinions and thoughts on this given the economic status of this area.
