On the first rehab we were held up by windows (4-6months out - which we have postponed replacing), cabinets (3-4 months), and having a few of our contractor's workers and subs move out of state causing extended timelines as help is not easily replaced at the moment.

Some lenders/loans will require it to be even lined item out with "such-and-such" amount for "Specific type" of flooring and "such-and-such" amount for cabinets, etc.
