by "investor Friendly" i assume you mean.. cheapif thats the case I would not recommend finishing touches but I would follow up with @Ryan Blake suggestion and use him as a base line but dont waste his time.. if you dont use his services Id send him a 50$ gift card with a thank you letter so you dont burn that bridge

Maybe increase your own home value by petitioning the local government to close and abandon the alley and deed it over to you and your neighbor, (though it would still probably remain an easement).Then fence the whole of your property as one unit, and sell it as a large lot property in the city.Also, most of these empty older city lots had a home on them at one time that either burned or was condemned.When they razed a structure in the old days they would just push the debris from the house into the foundation and level the foundation to just below the dirt.Meaning there might be a full basement there just below the grass (full of debris), that might qualify as a rebuild or an addition of sorts, instead of new construction.If they allow this, you can look for the old basement by driving a rebar at a 45 degree angle into the dirt after it rains.

Well, I've been living in this house for quite a year now, and the Landlord is always being disrespectful with us and always taking too much to fix things in this 10 years old house that is falling in peaces , last week our a.c broke, it wasn't getting cold, so we asked him and only 4 days later someone came to "help", and the a.c. was working again for 2 days, and then it got it broke (the air made an explosion sound and there was smoke coming out of my son's bedroom air ventilation) so we turned the a.c. off and open the windows so the burning smell would go away and then we called the Landlord and told him about what happened and that we need it him to call someone to fix it or something, anything.

Steve I have one of eachMy daughter got a 4 year degree from Davis and is now semi senior management at Intel knocking down some fat checks.My son is a GC and is building 3 homes for me right now.. but he cut his teeth doing small rehabs for us.. then trained himself to be one heck of a finish carpenter to now he can build them as the GC from ground up.
