They will take a higher split on your commissions, but the training, help and exposure are totally worth it.At some point, after, some experience, you can transfer to an independent broker with emphasis on investment properties to launch your career as a broker/investor and eventually start your own brokerage company.That is what I did :)

@James Wise  Yes I meant all cash etc and the typical tactics as well but there is nothing wrong at all with offering $1000 bonus to buy properties just as sellers offer an extra $1000 selling bonus commission if sold before a certain date.

That's what they would net if the Realtor brought a buyer, so anything over that is a bonus to them.

If the leads that come in from other listings don't work out for those listings they can spin them off to your listing. in addition to that most good listing agents will have paid ads etc on those type of sites that will put your listing in featured positioning instead of getting lost in the long list of other listings.If you plan to continue to do it yourself here is a list of websites that can help get your home more exposure:- social media- FB, twitter, linkedin, google+-forums- local forums in your area, as well as real estate forums like BP, trulia, Zillow,-posting sites- CL, backpage, ebay,findmyroof.com, classifiedads.com, realrentals.com, rentalads.comUse syndicating websites like postlets.com that will send it to:ZillowHotPadsYahooFrontdoorZillow MobileHotPads MobileBackpageByOwnerMLSEnormoOodleTrovitZumperLovelyTruliaOthers-List it on the MLS, a good RE agent will have their own site/blog to add it to.Here is a video explaining why we are able to lease out our rental properties quickly to a qualified tenant in Vegas within 30 days.

I've run the numbers for both and given my capital ($30k), it is about the same out of pocket to do either, and both scenarios will net me roughly the same monthly cash flow ($300/mo).Purchase another SFRPros - diversification, another property in my portfolio, another property that someone else is paying down the debt, new property would provide add'l depreciation,Cons - more leverage, another property to maintain, rent, mortgage, take on more debt for same monthly cash flowImprove existing SFRPros - improving an existing asset, no addition debt for the same monthly cash flow, less to manage (property, tenant, etc...) long term, increase equityCons - increase my exposure/cash in a single property, less leverage, more to damage by tenant, more equity tied up in one propertyI recognize the pros/cons are not an exhaustive list but just some of the things I'm trying to think through.Are there other "big rocks" I'm missing?
