What documents do they require, what credit scores do they allow, how do they verify previous rental history, etc.?

Check with local banks and small credit unions in the area.

They also say they'll call my lead lists for no additional charge but I've yet to give them anymore than the 10K they include.  

My wife and I have good credit and she has a decent job making about 80k a year but I am the main bread winner of the family.

You may also be eligible for state tax credits based on state, filing type, etc.

I was also told that the LLC interest has to be divided based on the capital contribution and cannot be divided based on the work, for example it can't be a 50/50 partnership if one puts all the money and the other does all the work.Any additional insight or leads would be helpful!

Basically, just looking to see if there is any tax advantage in fixing these cap ex issues vs giving seller credit to fix after closing.
