If they drive main revenue from memberships only that tends to be bad as people pay very little and the machines are often leased or if owned they wear down fast due to volume and needs lot's of maintenance.

All of these products have their own proprietary algorithms (including Artificial Intelligence and Machine Learning) to come up with an expected ADR or Occupancy rate (and many other valuable data points) so there is real data analytics going on with these products.

Also consider if you have dishwashers in unit, or a washing machine- All of these can use lots of water! 

I am thinking about removing both tenants asap and trying to get the smoke smell out but removing all carpet, whipping down down every surface, getting ducts cleaned and running an o-zone machine if needed.

You can't just buy a machine with a plow.

Consider how long it will take to recoup the expense of a build out for laundry on a properly zoned and plumbed laundry room... and whats your income with leased machines vs owned.

Be transparent that you are just a person not a corporate machine.
